We have an initial call to discuss your property pain points and how my services can help. Then we meet at the property or at my office and I provide an initial review of market pricing, property condition, and a copy of the management agreement.
Your tenants, matched.
Once the agreement is signed, we take thorough leasing photos and post the listing across 7 rental sites. Preventative tenant screening is key here. Rigorous background checks — financial history, credit, employment verification, rental references. We match you with a tenant who will take care of the property, pay the highest rent, and get in fast.
Your investment, managed.
Rent collection, maintenance coordination, financial reporting, and compliance monitoring — handled every month. We have a roster of vendors who are battle tested. Your owner portal gives you real-time visibility into everything.

Dylan Boswell founded KindHost after serving as Director of Investments at Columbus Capital and VP at Pacific Ridge Properties. He holds a degree in Real Estate Development from USC’s Price School and is a California Licensed Real Estate Broker (DRE #02206518). He lives and works in Santa Monica.

We handle LAHD registration, allowable annual rent increase calculations, tenant notification requirements, and documentation for OMI or Ellis Act proceedings. LA’s rental regulations change frequently — we stay current so you don’t have to.
